When it comes to roof sealant, there are a few different types to choose from. So, which one is right for your home? Here’s a breakdown of the most common types of roof sealants, and when you might want to use them.
Acrylic
The most common variety, acrylic roof sealants are specifically made to deflect ultraviolet (UV) rays. They are popular in western and southwestern states where roof sun damage can be the primary concern. Acrylic sealants also are moderately moisture resistant but don’t provide a waterproof barrier and don’t hold up well against standing pools of water, which is a common issue on flat roofs.
Polyurethane
Polyurethane sealants are resilient against moisture but are not very resilient against UV rays. This makes polyurethane sealants preferable in areas with more rain and snow than sun. Source: BobVila
Rubber
Rubber sealant is usually water-based, but it can be solvent-based as well. It comprises a liquid rubber formula that offers stellar protection against rain and UV rays. Its thin consistency also makes it especially easy to apply to small cracks and leaks.
Silicone
Silicone sealant is solvent-based and among the most expensive sealant types, but it’s also one of the most protective. It’s both water-resistant and UV-resistant, so it’s a great all-weather option for houses in nearly every climate. Source: Angi
Tape
While most other options are liquid, this type of sealant comes as strips of moisture-resistant material. It has an adhesive backing that you stick onto the roof to cover minor leaks or seal seams. It’s an affordable sealant option, but because of its small size, it’s not meant to cover an entire roof. Source: ThisOldHouse
