Make your yard look good
The outside of your house is a buyer’s first impression when they pull up. A patchy or overgrown yard can be a major turn-off. Anything that’s dead should be removed, and anything that’s overgrown should be cut back. You can make sure the lawn is refreshed and green by re-sodding or planting grass seed, and you may want to do edging to help define spaces. Also, fresh mulch or straw in any beds is a must. “A few newly planted shrubs and perennials tucked in for good measure will make your house feel much more finished and inviting,” Matke suggests. Repaint the walls
Any serious defects in the paint job on your walls will need to be covered, but this is about more than maintenance. More than anything, a potential buyer needs to be able to see him or herself in the space, and the color of the walls has a lot to do with how clear that vision can be. When repainting with an intent to sell, neutral colors are best. But that doesn’t mean that everything begins and ends with white. Update the roof
When deciding between two homes of similar size and with similar features, buyers will often opt for the one with the newest roof. According to the National Association of Realtors, not only is a recently replaced roof a lure to buyers, but 33 percent of sellers said a roof redo helped them close a sale.
